You have two choices when choosing an agent.

An amateur or a professional. The first thing to understand about the amateur agent is that they are very interested in getting a mandate, and will tell you whatever you want to hear to get it.

The amateur will cost you a lot of wasted time by not aggressively and intelligently promoting your home to a targeted market.  When they do arrange a visit of your home there is a strong possibility their clients are unqualified. Clients who either do not wish to buy a home like yours or who cannot afford it. In either case a complete waste of your time. Perhaps this scenario is already familiar to you?

And even if through sheer luck they find the right buyer you run a high risk of selling your property for less than you could have because they are not skilled negotiators with many years of experience.

Your second choice is to hire a seasoned professional.

Do you qualify?

Before you contact me please be aware that we may not be a good fit for each other.

I invest a great deal of time, energy and money into the limited number of properties I market. At any given time I only have about 40 properties to sell but each one of them is in the ‘best of’ category regardless of price.

Therefore I have a strict set of 3 criteria before I accept a mandate to sell a property. If one of these criteria is missing it is like a 2 legged stool – it simply does not work.

Your property must meet these 3 criteria in order for me to accept a mandate to sell your home;

  1. Your property must be exceptional in some way (regardless of the price). When potential buyers visit your property the first word they will probably say is “wow.” There are literally hundreds of average homes on the market and I make a promise to my highly qualified buyers to find them a home in the “best of” category – far beyond average
  2. You must be willing to price your home realistically based on current market conditions. If you are one of those home owners dreaming of the elusive buyer (for example a rich Russian) who will pay more for your property then it is worth then I wish you luck. You may as well search for a unicorn while you are at it. I have worked with high net worth individuals for over 30 years (including Russians) and I can assure you none of them became wealthy by making poor investment decisions and overpaying for real estate.
  3. Last but not least you must be genuinely motivated to sell your home. If you do not care whether you sell in the next few months or next few years, then we are not a good match. Why? Because I carefully pre-qualify the buyers I work with, I know they are very motivated and financially able to buy your home TODAY so I will not waste their valuable time or yours showing them homes that are not really for sale now.
